At Unique Projects we don’t close our doors to companies in our industry, we welcome them to join our network, our trades list or even our team. The relationships we create with our clients, designers and trades is what sets us apart and ensures the success of our projects.
DESIGN
Unique Projects offers all in house design and provides construction documentation for all our projects regardless of the size. If we feel your project is too large for our design team to handle, we have the option of bringing in one of our trusted interior designers to help with collaborating on the design process with us and choosing selections with clients.
BUILD
Our in-house carpenters are the ones who do it all! From diving into our project plans to finishing out carpentry, they help to manage trades, ensure timelines are met, materials show up to site you name it. Having control in all aspects of your project from the design stage through to finishing construction help us to manage costs and ensure projects stay on budget.
Our Design/Build Process
Initial Consultation
Our initial meeting enables us to determine your needs, how you use the space, and your expectations concerning the design of your home. During this meeting, we will go over your budget, our fees and costs and your time frame for completion of the project. We want you to understand how we work and know that we will be there guiding you through the design process, adding suggestions and inspiration and making you comfortable with the experience. Depending on the scale of the project we may decide to collaborate with an interior designer to help with managing selections as well as helping with design ideas.
Contract Signing
We will prepare a contract outlining our services and fee structure for your review. Once you approve and contracts are signed, our design process will start. At this time, we will present you with a non-refundable engagement which will guarantee your place in our construction schedule.
Information Gathering
We will measure and do an onsite survey of the existing space and collect as many site photos as required. During this phase we also discuss any ideas and thoughts you may have and evaluate any photos you may have collected that demonstrate what you envision.
Concept Design & Allocating Budgets
Through this phase we use all the information gathered up until this point to start to put together a concept design. At this stage we will have some understanding and some solutions to problems and pain points in the project. Some material choices may be discussed but not finalized. All concept design phase will be completed in black and white including 3D renderings.
Design Development
Once we have signed off to move to the next stage of design, we will have a clear understanding on the direction of the design. We will have solutions to most or all problems and material selections will be finalized. 3D renderings will be finalized as material selections are approved.
Construction Drawings & Permitting
Once the design development and selections have been approved, we will produce the final construction drawings which will be used to submit all the development/building permits required for the project.
Project Estimate & Contract Sign
After completion of the construction documents and specifications, the estimating team will complete the estimate for the project. The timeline for this stage varies based on the size of project. Once estimates are approved contracts will be drafted to be signed.
Construction Team Handover
Once contracts are signed, we have an on-site meeting with the construction and design team where we will handover and do a general walkthrough on the details of the project. Throughout the course of the construction timeline the project lead will be responsible for accuracy and completeness of the project.
