Phase 1: Concept Design & Budget
We believe that preparing the work listed below will help our clients gain a clear vision of the future project and its preliminary budget allocation.
Tasks included in this phase:
- Conduct a measured site survey of the space and create a scale as-built floor plan
- Gather detailed pertinent information about the project
- Discuss the new layout and concept design
- Prepare the new layout and floor plan
- Prepare the concept design and drawings (black and white)
- Prepare a scoping budget based on the concept and design drawings
- Present the scoping budget to accompany the concept and design drawings
This phase includes: 3 meetings
- Meeting 1: site measure to create as-built (2 hours)
- Meeting 2: gather details of the proposed project using our as-built drawings (2-4 hours)
- Meeting 3: present the scoping budget in addition to the concept and design drawings (2-4 hours)

Phase 2: Construction Drawings & Detailed Estimate Proposal
Phase 2: Drawings & estimate proposal
In this phase, we will successfully complete a detailed estimate and construction package.
Tasks included in this phase:
- Complete detailed design (selections)
- Prepare construction drawings and 3D renderings
- Prepare a detailed scope of work and detailed estimate based on the construction drawings and information gathered during our meetings
- Presentation of the detailed estimate and scope of work to compliment the construction drawings and completed design
- Comprehensive drawing review
This phase includes: 4 meetings
- Design review meeting (x2)
- Supplier meeting for plumbing, flooring, cabinetry, tile, counter tops
- Estimate review meeting

Phase 3: Construction
In this final phase, we welcome the construction part of our journey together. We thank you for choosing us as your trusted renovation partner; we are excited to begin this project together.

- Concept Design & Budget - 5% of budget
- Selection Process / Construction Drawings / Detailed Estimate - 5% of budget
- Contingency - 5% of budget
- GST - 5% of budget
- Construction - 80% of budget
